Choosing your choice in project execution can be a bit tricky. The truth is, most people have been having issues differentiating modular homes from Design and Build. There are clear differences between the two, especially in Toronto. One of the major problems faced with modular homes is their inability, or may I say, inadequate custom concepts for Design. It’s been a very big issue in the modular homes and causing a whole lot of setbacks for modular homes firms.

On the other side, this has always been one of the strengths of Design-Build (DB). In Design-Build, t trained experts and professionals execute the building projects. With years of experience in renovation and home building, they have a whole lot of great ideas and concepts in producing nice custom designs, making clients to fully depend on them since they have this understanding on how to bring out something so amazing that suits the client’s interest.

Modular homes will not come back for touch-ups and deficiencies

Yes, there are times when amendments and corrections are needed not immediately after the completion of the building project, but even after. The downside about modular homes is the fact that they don’t even keep in touch after completing a project.

Also, as a practical example, I needed a few amendments to my recently completed building after hiring Modular homes to manage the project. But in the end, it was so annoying that modular homes don’t come or check back either to correct any deficiencies or to make touch up.

Modular homes need access, not only large cranes but also large trucks. This factor alone has always been a significant downside for Modular homes.

And for Design and Build, little to no serious accessibility required, making it every client’s choice.

Problems with reselling house

Yes, one of the major reasons why we all believe in building homes is the fact that later in the future, we can easily turn the home into a financial asset. How do I mean? I mean, such a home can easily be sold at a very substantial amount, automatically generating more money far beyond the initial capital.

But the reverse is the case for modular homes. For modular homes, no one wants to venture into modular homes because it is almost impossible to sell. Reason being that no one wants to buy modular homes. Besides, the modular home doesn’t come at a good price here in Toronto.

But as for its counterpart, Design-Build, it’s always hot-selling in the market, most especially in Toronto. Virtually all clients who want to sell Design and build usually get it sold a few days after.

Is it not better to go for something marketable and easy to sell should we need to sell off our property?

Just like I’ve mentioned in the earlier paragraph, a modular home is damn difficult to sell probably because of the inferior materials used to build, or because it’s not usually built to standard.

However, since the modular home is difficult to sell, anyone interested in buying it will undoubtedly buy it at a very cheap price, compared to Design and build, which keeps increasing in price almost daily.

With the two major types of building projects explicitly explained above, we could realize how it is more profitable to invest in Design and Build and not modular build, especially in Toronto.
