The final number depends on the layout changes, finishes and how much of the structure is opened up. No. We focus on whole-home renovations, additions and design-build projects, where one team managing design, permits and construction makes the biggest difference. Kitchens and bathrooms are included as part of those projects.
It depends on size and complexity, and sometimes it may be as long as building a new house. Most complicated projects involve underpinning, adding walkouts, completely changing the framing with walls and even floor joists. Typical full house renovation can range from 5 to 10 month.
It depends on type of renovation and scope of work involved. Small projects that are not structural and that do not involve replacing/extending HVAC or moving plumbing, do not require permits, but require electrical inspection if there is any electrical work (We call them cosmetic). If plumbing lines are moved or added, structural changes are made, added extra space or HVAC is modified, the city will require obtaining a permit.
Technically everything is possible, but we do not suggest it! This idea comes to mind to potentially live in the house and switch to other floor or split parts of renovation costs into two seasons. This does not work and it will drive the costs up exponentially. For example, it costs to do flooring ten thousand for delivery, material and installation. To do it twice, with management, clean up, and delivery will not cost the same.

We almost never accept interference of work with friends and family because it usually breaks the schedules and responsibilities. However, it may be possible if they have a trade company with reputation, license and insurance and capable crew, we can treat them as any other trade on the job and you can pay them directly.
We have in-house crew to complete most of the work for interior renovations, however there are elements of the house that always require third party with specific knowledge and experience. For example, windows supplier and installation company, roofers, foundation and waterproofing company and more.
