Plans and Ideas
This older two-storey home in the desirable High Park area was in need of a complete overhaul. The client, an investor from out of province, aimed to modernize the property while preserving its traditional charm to match the feel of the neighborhood. The renovation involved gutting the interior, starting with the main floor, where some walls were removed to create an open and inviting layout. The basement was fully finished to maximize the usable space. The entire home was updated to meet modern standards, with all mechanical systems, electrical wiring, plumbing, and insulation replaced. The exterior received a facelift with new windows and a new roof to ensure the house was both aesthetically appealing and energy-efficient.

Project Challenges
This project presented several challenges, the biggest of which was the sunk slab and foundation wall, which required complicated fixes. The foundation work needed extensive attention to ensure the structure remained stable and secure. Additionally, updating the home’s mechanical systems, plumbing, and electrical wiring to modern standards required careful planning. Another issue our team came across was opening main floor space with steel beams and at the same time installing new ducts and plumbing inside walls without building too many bulkheads. Despite these difficulties, the team worked diligently to address these issues and complete the project on schedule.

Completion Summary
The client was thrilled with the finished product. The home now blends traditional design elements with modern updates, creating a comfortable and stylish living space. The main floor’s open layout and fully finished basement have made the home more functional and appealing. Every detail, from the upgraded systems to the improved insulation, was designed with quality and efficiency in mind. The exterior updates, including the new windows and roof, not only enhanced the home’s curb appeal but also improved energy efficiency. Within just few of completion, the property was sold for above asking price reflecting the strong demand for renovated homes in the High Park area. The project proved to be a lucrative investment, and the client was delighted with the outcome.
