Plans and Ideas
Our clients purchased this house originally with idea to renovate and expand space. This lovely couples adores Old Mill area and has family that lives nearby. It was important for them to live in this neighborhood but unfortunately finding fully renovated house within their budget was not ideal. We started working with designer right after keys were received from realtor. The idea was to gut renovate existing space keeping the front of the house with most of exterior the same, but adding extra space at the back. During the process, idea to underpin the basement was introduced to later legalize the basement as separate apartment.

Project Challenges
As most of old homes from High Park to Baby Point and Old Mill, this one as not a surprise having asbestos that had to be remediated. During gut demolition our team discovered unstable foundation walls and weak floor joists that had to be reinforced. One of the main challenges for our team was to keep the look of neighbourhood, but at the same time fully renovating the house. The entire back wall was taken down to extend the place and large tree with tons of stones were not helping the process. Once the structure was fixed and framing complete it was a smooth ride.

Completion Summary
Clients were thrilled to see the final results and actually documented most of the process for their personal needs. It was fun working with them throughout, especially on small details that made huge impact on design. Wooden beam accent in master, old style windows with inserted grills, vintage vanity and absolutely spectacular kitchen really made the house stand out from what other bland renovations look like. After completion we found out that basement was legalized as separated unit and was listed for rent.
