Plans and Ideas
Our clients were living in this house for few years and now it was time for an upgrade. They absolutely love south Etobicoke and there is no point of moving, when you can renovate and add extra space. The plan was to design and build second floor on top of existing home with gut renovation to existing space. The main floor needed to be fully open for large kitchen and dining area. The project had to look like new build and not show any signs of addition project. Exterior and interior of this house had to stand out.

Project Challenges
We knew the scope of work and size of the project, but one of the most important task was to stay within the budget. Obviously, there was a curveball right at the middle of the construction and now we needed to demolish and build new two car detached garage at the back of the house. Thankfully, foundation was strong enough and floor joists were in good shape. This allowed us to pour concrete on top of bricks and make main floor as tall as every new build home have.

Completion Summary
ALBO Renovations team managed to pull it off and it does look like a new build home with a large garage at the back. Main floor is fully open with tons of natural light from large windows and skylight above stairs. Basement was not lowered because it already had average height but we did change all the drains and completed proper waterproofing. A cherry on top was a new cedar sauna in the basement for home owners to enjoy in their new home.
