When we started this South Kingsway project in 2018, the original plan was focused mainly on the interior. The owners wanted to completely gut and renovate the main living areas while leaving the basement demolished and unfinished to stay within their budget. We replaced the electrical and plumbing, reworked the HVAC system and rebuilt the interior with new floors, walls, doors, bathrooms and a completely new kitchen with a custom breakfast nook. The idea was to keep the character of the neighbourhood while giving the family essentially a new home inside.

As construction progressed, the project became much bigger. The owners decided to replace all the windows and roof and completely refresh the Tudor-style exterior at the front. One of the most difficult details was a custom entrance awning incorporating heavy timber components that had to be sourced from the USA. Inside, the biggest challenge was fitting completely new electrical, plumbing and HVAC systems into the tight spaces of an older Etobicoke home without compromising the layout.

What started as an interior renovation ultimately became a transformation of almost the entire house. From the street, the redesigned façade, new windows, roof and timber entrance give it the appearance of a newly built Tudor-style home that fits naturally into South Kingsway. Inside, it remains warm and traditional, but practically everything is new – floors, walls, doors, kitchen, bathrooms, fixtures and building systems. Looking back at this project years later, it still feels like the right renovation for both the house and the neighbourhood.
