South Etobicoke is one of our favourite places to work, and this project was a challenge our team wanted to take on. The clients had an old bungalow and needed a brand-new home. We discussed several options and decided to design the construction in such a way that it would look like a new build, but actually be a full gut renovation with an addition and underpinning. Pretty much, we had one wall standing and everything else was completely new. The new home had to have full-height ceilings on the main and second floors with modern and traditional finishes.

Instead of building a new home and fully demolishing the structure with its foundation, our first steps involved securing parts of the wall and being extremely careful about what was being taken apart and excavated. There was a big tree at the front and a tight space to navigate. Most of the work was completed by hand, with some use of an excavator. Due to the longer first part of construction, we constantly had to pump out water and clean up after it accumulated from rain. The first stages had unusual details to them, and we made sure city inspectors and the clients were happy with what we were doing.

The house turned out great. You would never think that any part of the old house was left behind, and it was registered as a new construction home. It is a spark of the neighbourhood, with a stylish exterior and a mix of modern and traditional finishes inside. After building the house, our team completed all the landscaping, including a rear deck, new fence and stamped concrete for the front and back of the house. We are happy that a solution was found and the clients liked all of our work.
